The way that we find mortgages is changing. In the past, US consumers used to simply go to a lender, look at what it had available, and choose the best deal for their needs. Sometimes, if they were wise consumers, they even looked at more than one lender to try and get a better deal! Nowadays, however, people are becoming much more aware of the need to shop around; the internet has helped them immensely, and it’s made it a lot easier to compare costs on one screen from a lot of lenders. What’s more, it’s introduced many of us to the concept of using mortgage brokers to help find an even better deal.

It’s now much more common for consumers to use mortgage brokers to get the best cost comparisons rather than to go to lenders direct. Even a few years ago, statistics showed that around 70% of Americans used mortgage brokers to get a mortgage and estimates in Canada for 2005 showed that 50% of consumers went down the same route.

What do mortgage brokers do?

will work with you to arrange mortgage financing that best suits your needs. Some will charge fees and commission for their services, but some won’t. That said, bear in mind that mortgage brokers may be able to get you cheaper deals than you could get for yourself, so fees may be worth paying.

There are two primary types of mortgage brokers: ones who can help you find mortgages across the whole sector and ones who can only work for a limited number of lenders. While even the latter option will help you do a decent cost comparison, obviously the wider the reach of the broker, the more cost savings you could potentially make. And, mortgage brokers can help guide you through the whole mortgage application process if necessary which could save you a lot of time and effort.

Mortgage brokers can be particularly useful if you have non-standard mortgage needs. So, for example, if you want to buy an unusual property or need a specialist mortgage, then a mortgage broker might be your best option.

Many people believe that using mortgage brokers simply speeds up the mortgage process and helps you make sure that you can do as broad a cost comparison as is possible (with no effort on your part!). This can be an invaluable service in itself!
